In 2006, Arbore Design was commissioned by Dominion Management to begin a three-year process of converting an existing 1912, nine-story, Upper West Side apartment building to condominiums. The project required large-scale interior demolition and a complete overhaul of plumbing and HVAC systems to make way for three, four, and six-bedroom luxury residences.
The dilapidated Renaissance-revival façade was removed and replaced with neo-classical detailing and limestone quoins. The condos were designed to optimize the flow of space, maintaining vistas from room to room, while maximizing the amount of daylight within the apartments. Quartered and rift-cut oak flooring was used in herringbone and chevron patterns at the public rooms, while more demure plank patterns were utilized in the bedrooms, giving the units varying senses of scale and grandeur.
The project’s success came from achieving a balance between respect for a building’s great history and the integration of state-of-the-art building systems. 235 West 71st Street represents our commitment to considerate design and our ability to orchestrate a multitude of engineering disciplines while managing all phases of design and construction.
